Is there a minimum stay requirement during ETHDenver?

During high-demand windows like ETHDenver, most properties:

  • Require a 5-night minimum

  • May have slightly different minimums depending on dates and property

If your stay is shorter than that, it’s still worth reaching out — last-minute gaps or calendar openings sometimes allow for <5 night exceptions during ETHDenver.

How far in advance should we book?

For ETHDenver, the earlier the better.

  • Larger crews (20–50+ guests) especially benefit from booking early so we can pair the best homes together

Am I able to book a house for just one night?

Most of our homes require a three-night minimum stay on weekends during peak season to ensure availability and allow for full setup and cleanup between guests.

For ETHDenver week, we have a 5-night minimum stay requirement in all our properties.

If you’re hoping to book for less than 5 nights during ETHDenver week, we recommend contacting our team directly before reserving. In some cases, we can accommodate one- or two-night stays — typically when your arrival date is within 30–60 days of booking and the property’s schedule allows.

Our team will review your dates and do our best to find a solution that fits your plans.

How far in advance do I need to book?

We recommend reserving your Experience Guide property at least 3–4 weeks in advance to secure your preferred date, theme, and home. Peak weekends — especially in spring and summer — tend to fill up quickly.

If you’re planning last-minute, reach out to our team. We’ll do everything we can to accommodate your request and create an amazing celebration on short notice.

How many guests can your properties accommodate?

Each of our private homes is designed to host up to 30 overnight guests and 50 attendees, making them ideal for both intimate gatherings and larger celebrations. If you’re planning a bigger event, we can coordinate multiple nearby homes or custom setups to accommodate your full group comfortably.

We’ll help ensure every guest has the right space and experience — whether they’re staying overnight or joining just for the festivities.

Can we book multiple homes and use them like a campus?

Yes — this is one of our favorite setups for larger teams and multi-org collaborations.

Depending on availability, we can:

  • Pair neighboring or nearby homes

  • Suggest how to split your crew across properties

  • Designate one as “HQ” and the others as sleep pods

Tell us your total headcount, org breakdown, and how you plan to use the space, and we’ll recommend the best layout.

Do you offer on-site staff during our stay?

We provide a warm, in-person welcome when you arrive, including a brief property tour and orientation to ensure you feel comfortable and confident in the space. After check-in, our team steps back so you can fully enjoy the privacy of your stay.

If you’d like additional assistance, we’re happy to arrange on-site staff for your celebration or throughout your stay — including hosts, chefs, bartenders, or activity coordinators. These services are available by request and tailored to your group’s preferences.

What is your cancellation or rescheduling policy?

We know plans occasionally change, so here’s how our cancellation and rescheduling policy works under the Experience Guide Terms & Conditions:

  • All bookings require acceptance of our full Terms & Conditions and Liability Waiver.  
  • Because of the nature of our peer-to-peer lodging model and coordination with third-party homeowners and providers, we cannot guarantee flexibility with reservation changes outside what is explicitly allowed.  
  • Cancellations or adjustments must be handled directly with our reservation team.
  • Most times, if you need to cancel and we’re still able to book the property for the same dates, we will happily credit or refund options. But please note this is not guaranteed and very unpredictable. If there’s a chance you will need to cancel, we strongly advise against booking.

Yes! Private property tours may be arranged for free depending on the booking schedule. We’re happy to arrange a virtual or in-person walkthrough when possible so you can feel confident before booking.

Are pets allowed at your properties?

To ensure the comfort, cleanliness, and safety of all our guests, we maintain a no-pet policy across all Experience Guide properties.

We understand that pets are part of the family, but because our homes are privately owned and carefully maintained for group events, animals are not permitted on the premises.

If you’re traveling with a service animal, please contact our team prior to booking so we can discuss available accommodations in compliance with applicable laws.

Do your homes have outdoor spaces for activities or events?

Most of our properties include private outdoor spaces, such as decks, patios, backyards, or pools — ideal for hosting outdoor games, meals, or celebrations. We can also help arrange outdoor setups like canopy tents, group seating areas, separate VIP areas or entertainment equipment upon request.

What should we know about parking at the property?

Because our homes are located in residential neighborhoods, there are no designated public parking lots affiliated with Experience Guide. Most properties do offer free, unmetered street parking, but availability can vary depending on the size of your group and the neighborhood.

If your event will involve more than five vehicles, we strongly recommend arranging off-site parking or shuttle service — both of which our team can help coordinate through our in-house transportation department. This helps ensure a smooth experience for your group while keeping things respectful for our neighbors.

Guests are encouraged to review all posted parking signs carefully, as Experience Guide cannot be held responsible for parking citations or towing.
