1️⃣ Booking, Pricing & Payment Options

1. How do I book a large group house rental in Denver?

Submit a Get a Free Quote form or call/text us at (303) 323-1039. Dates are secured once payment is received and written confirmation is issued. Courtesy holds do not guarantee availability.

2. Do you offer Pay-In-Full pricing options?

Yes. Pay-In-Full rates may offer the best overall value while securing your dates immediately. Promotions are seasonal and not always active.

3. Can I reserve a Denver bachelor party house with a deposit?

Yes. A 25% deposit secures the reservation. The remaining balance is due 60 days prior to arrival. Reservations made within 60 days of arrival require payment in full.

4. What is included in your large group lodging rates?

Rates include exclusive access to the entire property, premium in-home amenities, and complimentary personalized trip planning support from Experience Guide.

We help structure your weekend, recommend restaurants, nightlife, activities, and timing flow — all at no additional charge.

Optional add-ons such as Chauffeured Transportation (starting at $149/hour) and Private Chef & Culinary Parties (starting at $120/person) are available upon request.

5. Can multiple guests split the cost?

Yes. We can structure split invoices, or your group may collect funds internally and submit one primary payment.

6. Do you offer corporate/team retreat payment plans?

Corporate/team retreat bookings may qualify for structured payment schedules. All reservations must be paid in full on or before arrival.

7. When is final payment due?

Final balances are due 60 days prior to arrival unless otherwise specified in writing.

8. Do you charge per person?

Rates are based on total guest count, including visiting guests and non-overnight attendees. The base rate includes the first two (2) guests. Each additional guest is $50 per person, per night.

9. Can I place a courtesy hold on a Denver event house?

A 24-hour courtesy hold may be available depending on demand. Dates are not guaranteed until payment is received.

10. What payment methods do you accept?

We accept major debit and credit cards through secure processing systems. We do not store card data and only retain the last four digits for reference.

11. Is there a security deposit?

Standard lodging reservations do not require a refundable damage deposit. Certain bookings may require a security authorization, refundable damage deposit, or damage waiver depending on property and event type.

12. Are event rates different from overnight lodging rates?

Yes. Private event rates apply when hosting gatherings that exceed standard overnight occupancy.

13. Do rates vary for Red Rocks concert weekends?

Pricing is seasonal rather than tied directly to specific concerts. Peak season (May–October) carries higher rates than off-season (November–April).

14. Can I add services after booking?

Yes. Add-ons such as private chefs, transportation, and curated experiences may be added after your lodging is secured.

15. Do you offer bundled celebration packages?

Yes. We create curated packages combining lodging, transportation, and culinary services.

16. Are taxes and fees included?

All quotes clearly itemize taxes and fees upfront. There are no surprise charges at checkout.

17. What is the minimum age to book?

The primary renter must be 25+ unless otherwise approved in writing.

18. Is ID required at check-in?

Yes. A valid government-issued ID and payment method matching the reservation are required per our Terms & Conditions.

19. What time is check-in and check-out?

Standard check-in is 2:00pm. Standard check-out is 10:00am. Early access may be available upon request, but cannot be guaranteed until closer to your scheduled date of arrival.

 

2️⃣ Cancellation Policy, Travel Protection & Chargebacks

1. What is your cancellation policy?

• Within 48 hours of booking: Full refund if arrival is 60+ days away

• More than 60 days before arrival: 75% credited for future stay (no expiration date)

• Within 60 days of arrival: No credits, refunds, or rescheduling

• Filing a payment dispute constitutes voluntary cancellation

2. Do you recommend travel insurance?

Yes. We strongly recommend third-party travel insurance to protect your reservation investment.

3. Can I reschedule my reservation?

Date changes may be possible depending on availability and pricing differences.

4. What happens if someone files a chargeback?

Any chargeback or payment dispute constitutes immediate voluntary cancellation. The reservation will be terminated and dates released. Reinstatement is not permitted, even if the dispute is resolved in our favor.

5. Are refunds issued for weather or travel delays?

No. Weather and travel disruptions do not qualify for refunds.

6. What if someone becomes ill?

Illness does not automatically qualify for cancellation. Travel insurance is recommended.

7. Can guest count reductions lower the rate?

Guest count adjustments must be made 60+ days prior to arrival to qualify for rate reductions at $50 per person, per night.

8. What if Experience Guide cancels my reservation?

In the unlikely event we must cancel due to unforeseen circumstances, a full refund of payments received will be issued. Liability is limited to amounts paid.

9. Can I transfer my reservation to someone else?

Yes. The new primary guest must provide valid ID and payment at check-in.

10. How do I avoid issues with payment disputes?

We encourage direct communication prior to involving financial institutions. Once a dispute is initiated, funds are withdrawn and the reservation is treated as voluntarily cancelled under our Terms & Conditions.

1. What properties do you offer?

Yes. Our RiNo, LoHi, LoDo, and Sunnyside locations are walkable to Denver nightlife, breweries, and restaurants.

3. Do you offer lodging near Red Rocks Amphitheatre?

Yes. Red Rocks Retreat offers 7,000 sq ft on private acreage near Red Rocks.

4. How many guests can your properties accommodate?

Capacity varies by property. Each listing specifies maximum overnight and event occupancy.

5. Are the homes private?

Yes. Each reservation includes exclusive use of the entire property.

6. Do the homes have hot tubs?

Yes. All properties include private hot tubs.

7. Can I host a corporate retreat or team-building event?

Yes. Our properties are ideal for executive offsites and team-building events.

8. Are the homes family-friendly?

Yes. While some properties are celebration-focused, all homes are professionally maintained and suitable for multi-generational stays.

9. Are the neighborhoods safe?

Yes. Our homes are located in desirable Denver neighborhoods. Guests should follow standard safety practices.

10. Do you offer multi-property buyouts?

4️⃣ House Rules, Events & Large Gatherings

1. Can I host a birthday party at your Denver rental?

Yes. We specialize in milestone birthday house rentals. Just coordinate details with us in advance so we can structure the event properly.

2. Are bachelor and bachelorette parties allowed?

Yes — and curated. We specialize in structured bachelor and bachelorette weekends. We even curated a couple all-inclusive packages that a lot of our previous customers have found to be helpful when planning the ultimate baller weekend. 3. Do you allow DJs or live music?

Approved DJs and performers may be permitted with a signed event agreement. Events must remain private, residentially realistic, and compliant with local regulations.

4. What are quiet hours?

Quiet hours begin at 10:00pm per Denver noise ordinance guidelines. Please move the party indoors at that time to protect neighborhood relationships.

5. Are there exterior security cameras?

Yes. Exterior cameras monitor entry points for guest safety and compliance.

6. Are indoor cameras installed?

No. Guest privacy inside the home is respected.

7. Is smoking allowed?

No indoor smoking of any kind. Outdoor tobacco use must follow property guidelines. Cannabis is permitted for guests 21+ in compliance with Colorado law, provided it does not create nuisance, odor complaints, or property damage.

8. Can party buses park at the property?

Oversized vehicles require prior approval. Please discuss logistics before booking any third-party party bus or limo service. Ask about our VIP rates for in-house chauffeured shuttle service, perfect for half-day and full-day excursions.

9. Is outside catering allowed?

Yes, with prior approval. Vendors must be coordinated in advance. We also offer in-house Private Chef & Culinary Parties.

10. Do you require event insurance?

Larger gatherings may require event insurance depending on scale and structure.

11. Is there a maximum event capacity?

Yes. Event capacity differs from overnight occupancy. Transparency is required before securing lodging.

12. Are decorations allowed?

Yes. Use painters tape only. No nails, thumbtacks, confetti, glitter, or wall damage. Excess cleanup or damage may result in additional charges per our Terms & Conditions.

13. What happens if rules are violated?

Violations may result in fines, early termination, or removal from the property without refund.

14. Are minors allowed?

Yes, depending on booking structure and responsible adult supervision.

15. Do I need to sign a rental agreement?

Yes. Every booking requires a signed agreement and verified ID.

1. Do you offer transportation?

Yes. Our in-house chauffeured transportation service starts at $149/hour. We also offer half-day and full-day rates upon request.

2. Is this a party bus?

No. It’s a premium chauffeured shuttle alternative with professional drivers. Shuttles fit up to 15 people each, including the driver.

3. Do you provide Red Rocks transportation?

4. Do you offer private chefs?
